Finding New Tenant

Protects you from unnecessary vacancy loss:

  • Leasing Advertisement
    PIA will purchase a Premium Ad on Domain or REA at no cost to the landlord if a qualified tenancy application isn’t secured within three (3) weeks after the property is vacant.
  • Leasing Inspection
    Minimum of 2 inspections per week for occupied properties, and 3 per week for vacant properties.
  • Weekly Feedback
    We guarantee weekly leasing updates to keep landlords fully informed.
Property Inspection

Cares for your property like ours:

  • Routine Frequency
    A minimum of 2 routine inspections are conducted every 12 months.
  • Missed Inspection Guarantee
    Landlords will be reimbursed $100 for any missed routine inspection.
  • Comprehensive Report
    Our advanced systems deliver detailed inspection reports.
Property Maintenance

Solves problems like we’re the ones waiting:

  • Maintenance request
    All maintenance requests are responded
    to within 1 business day.
  • Transparent quotes
    Quotes are provided directly by contractors. If PIA staff accepts any undisclosed benefit, we will pay 10 times the amount.
  • Dedicated Team
    Our experienced coordinators specialise
    in resolving all repair requests. If
    misconduct is proven in handling a repair, PIA will cover the loss.
Rental Review

Reviews your rent like it’s our own income:

  • Timely Rent Reviews
    Expert market analysis starts 90 days before rent increases eligibility. Delays on our part? We’ll cover the loss.
  • Market Assessment
    Our cutting-edge systems and expert staff deliver accurate rental appraisals.
  • Tenant Negotiation
    Our team brings excellent negotiation skills to every rental discussion with tenants to secure the best rental outcome.
Tenancy Dispute

Prepares every case like we’re in front of the tribunal:

  • Expert Dispute Handling
    Our experienced team manages disputes calmly, fairly, and strategically to protect your rights and resolve issues efficiently.
  • Tribunal Representation
    If escalated, we prepare all documentation and represent you at NCAT (or equivalent), minimising your time and stress.

    We keep detailed records of all communications, inspections, and notices to support your case.
